Contract Commencement

Upon mutual agreement between the landowner and Treeline Development, the initiation of the project involves conducting a comprehensive feasibility study. During this phase, our team of engineering consultants will meticulously craft various layout options for the property. Treeline will present the layout that optimally leverages the property's potential to the relevant jurisdiction for scrutiny and feedback, typically in a Pre-Application Conference. If necessary, adjustments to the layout will be made to address any concerns raised by the jurisdiction. It is during this critical stage that Treeline will solidify the property's development potential.

Land Use Application Preparation

Our engineering consultants, in collaboration with the Treeline Development team, will diligently gather essential data from the site. This data, in conjunction with the layout, constitutes the foundation of the property's development application, known as the Land Use Application. During this phase, various consultants may be engaged in the project, and the data collected may encompass a Boundary Survey, Topography and Traffic Study, Vicinity/Circulation Mapping, Existing Conditions Mapping, Preliminary Utilities Plan, Preliminary Grading, Drainage and Erosion Control Plan, Storm Water Report, Landscape/Mitigation/Tree Preservation Plan, and a Written Application Narrative.

Completion of Land Use Application

Upon submission of the Land Use Application, the jurisdiction will meticulously assess the application materials to ensure that all required components are present for a thorough review and approval process. Should the jurisdiction identify any deficiencies or require additional information, they will request it at this juncture.

Land Use Application Approval

Once the Land Use Application is deemed complete, the jurisdiction will undertake the process of approving the site, often referred to as Preliminary Plat Approval. Depending on the nature of the project, this phase may involve hearings, officer reviews, planning commission approvals, and/or city council endorsements.

Construction Drawing Preparation

Our engineering consultants, alongside the Treeline Development team, will continue to gather data from the site. This information, together with the layout, will form the basis of the property's development application, the Land Use Application.

STEP FIVE

Approval of Construction Drawings

The jurisdiction will review the Civil Engineering Plans in collaboration with our engineers, making any necessary revisions. Upon final approval of the plans, the jurisdiction will convene a meeting with the Treeline Development team, our engineering consultants, and our construction contractors to discuss the project's schedule and processes. It is at this juncture that construction can commence.
